As with a traditional closing, our eClosings are always conducted by a Paragon Attorney. As we move towards eClosings, we will provide the same professionalism, familiarity, and guidance that have set apart our traditional closings for the last 40 years.

eClosing Requirements.

Paragon is proud to offer eClosings for Sellers, and Cash Buyers. Due to title insurance guidelines and tech limitations of the leading eNotary providers, there are currently several requirements that need to be satisfied for an eClosing to occur.

Qualifying Property.

 

eClosing options are available for properties located in DC, MD, or VA.

Qualifying Party.

 

Sellers: eClosings are available for all Sellers who are U.S. Citizens or Green Card Holders.

Buyers: eClosings are available for all Buyers purchasing a property without a mortgage.

  • Buyers seeking to receive DC or MD First Time Homebuyer Benefits must be a U.S. Citizen or Green Card holder to complete an eClosing and receive those benefits. This is due to restrictions of the eNotary Platform. Contact our office to learn more.

  • Once lenders allow for eClosing of mortgages, we will learn what additional requirements may be imposed.

Qualifying Transaction.

 

eClosings are available for Seller-side docs and Cash Buyers.

Obtaining a Loan? Generally, when a mortgage is involved, lenders do not currently allow for eClosings. We are hopeful that changes in the near future. As this is a developing situation, Borrowers should check with their lender.

To complete an eClosing for a Borrower, the Lender must agree that all their docs may be esigned and/or enotarized.

Before getting too attached to the idea of an eClosing, we strongly suggest you consult your loan officer. If your lender will not allow for an eClosing, Paragon can prepare a Power of Attorney for you to appoint a trusted friend or family member to sign on your behalf. Qualifying Tech.

 

eClosings require the ability to stream audio and video over the internet.

  • Accordingly, signers will need a good internet connection on an iPhone, iPad, Android Device, or a computer with a webcam and audio.

Sellers:
Seller-Side eClosings are conducted on the industry leading Notarize.com eClosing platform.

  • The Notarize eClosing Platform can be accessed via browser on a computer or via free App on an iPhone, iPad, or Android Device.

Cash Buyers:
Generally, Cash Buyers not applying for any DC or MD First Time Homebuyer Benefits can complete closing via Docusign. Paragon will use the Docusign Platform and Microsoft Teams to verify party identity, review closing documents together, and obtain necessary signatures.

  • Use of Docusign will allow maximum flexibility for Cash Buyers as the platform is easily accessible from phones, tablets, and other iDevices.

Buyers seeking to receive DC or MD First Time Homebuyer Benefits must sign a document that requires notarization. For that reason, those Buyers will complete closing via the Notarize eClosing Platform.
