Commercial Appraisal Dataset

The Commercial Appraisal Dataset Standard facilitates the efficient exchange of commercial appraisal information, critical for underwriting and loss mitigation, between multiple industry participants. The dataset was developed from a collaborative effort of the commercial real estate and technology professionals.  

MISMO brought together stakeholders to create a better experience for conducting and exchanging appraisal information for multifamily and commercial properties. The package includes the stand-alone Commercial Appraisal Dataset specification along with several additional resources to facilitate ease of use and adoption including an implementation guide; logical reference structure; logical data dictionary (LDD); documented use cases in Excel; as well as sample XML files for each use case. Note that legacy MISMO commercial specifications will be updated to include new and modified data points, enumerations and structures associated with the new Commercial Appraisal Dataset at a future date.   

The Reference Model Schema and LDD standards have achieved "Candidate Recommendation" status, which means that it has been thoroughly reviewed by a wide range of organizations and industry participants and is available for use across the industry. The i-guide has been approved as Final/Collateral Status.

The updated MISMO dataset enhances the current Commercial Appraisal Dataset, published in May 2022, by adding retail, industrial and office related data points and use cases. These additions also expand the data collected for multifamily properties, which furthers the ability for commercial appraisers to fully utilize the standard.  The proposed standard helps facilitate the efficient exchange of commercial appraisal information, critical for underwriting and loss mitigation, between multiple industry participants, and allows them to exchange appraisal information on commercial properties.
