When I reserved a "luxury clamping cabin" I was not expecting a thin tent. I could hear people walking outside of our tent all night so I hardly slept.
I tried to turn the TV on so I wouldn't hear people talking outside all night but guess what? The TV didn't work!!
I tried to play some white noise on my phone but guess what? The wifi didn't work!!
There was no bathroom or shower in our tent so we had to walk to the dirty communal bathrooms that smelled pretty bad.
We tried to float the river but it was pretty dried up so we ended up walking with our tubes at least half of the time. Our bottoms and legs got torn up from rocks since it was shallow & we were scraping along the bottom when we tried to float.
The cabanas aren't right on the river like the original son's island which is disappointing. The river was pretty crowded. Honestly the cabana rental felt like a waste of money since we didn't have our own little area like the cabanas at the original son's island.
The "glamping cabin" didn't have plates or silverware so we ended up eating our steaks and potatoes off of a piece of cardboard.

Man on man, where do I want to start...
The actual weekend there with friends was awesome! 5 Stars! The tiki huts you can rent by the water are awesome. The river itself is wonderful. The whole camp & weekend was truly amazing. The few employees we actually encountered were very kind too.
But...
There were no functional restrooms & only a couple functioning showers (that had so many spiders). We had 1 PortaPotty that we shared & by we I mean all of the people camping plus the people renting for the day. It was terrible. We were there for three days and two nights, and had several children with us. It was so bad.
The restroom experience was so awful that I almost rated my entire experience as a one. We reserved in advance, and they knew we were coming yet, but no-one took the time to prepare restrooms for our group of 23.
We stayed in the Bell Tents which are not Glamping, they are pretty rough around the edges. We like to rough it when camping so it wasn't a problem for us. But our friends who are not used to rough camping did struggle. Highly recommend only Bell Tents 14 - 16. They are the only ones not under the string lights, and they also have trees above them providing shade. All of the other bell tents are exposed to the sun all day, and then at night are under the string lights that do not turn off. If you rent bell tents 1 - 14, bring a sleep mask.
I wish I could say I knew for a fact we would come back, but the restroom situation was so awful. I would need some kind of guarantee from them that that was corrected before I would go back, especially with kids.Helpful 0Thanks 0Love this 0Oh no 0 - Sep 1, 2023
Visited for a friends birthday. We all had a good time, the cabana was great for our large group. I do wish the water was higher but we're in a drought so what can you expect. This is our second time coming to a Son's property and we had a good time. The highlight of the experience though was the snow one truck that came through. Parents and children alike were excited to get a treat to cool down with in this hot weather.

Had the best time here! Second time here. They have rental cabanas that sit alongside San Marcos River (I believe). You can float the river as well as grill at the cabana. Great time with family or friends. Cabanas have plenty of electrical outlets and ceiling fans. Some cabanas have upstairs space too. Cabins are nice and cozy. Highly recommend.

Chose to go on a Monday and Tuesday in October to avoid crowds and noise, since we were looking for a quiet and restful time. We usually avoid public camping grounds bc of nighttime noise, but thought we would give this a shot only because of their verbiage that quiet hours are "strictly enforced" between 11pm-7am.
A very inconsiderate group showed up and started playing loud music and yelling and partying about 10:30pm. The campground only provides one phone number and one email, and there was NO ONE we could find to enforce those quiet hours. After calling several times, the night dispatcher finally found the person who was supposed to be hosting and convinced them to shut down the party about 1:30 pm.

This is for the "bring your own tent" because let me tell you it's NOT worth it. We arrived Friday to camp until Sunday. Got there at 7:30 which online it says you can come at 3:30 but then when you see the fine print it says you can't arrive until 7:30pm. Get there and they were pretty unorganized, finally they tell us there's 3 spots open in the front where there's no trees and we can drive over and pick the ones we want. Oh and by the front I don't mean by the river. These spots are in the back which is fine but they do not have enough bathrooms around. There was a bunch of spots open but apparently some people can reserve spots? I don't know but sounds like some BS. Anyway open spots were the two end spots with no shade and one in the back by some nasty looking green ass pond with lots of shade. They are all extremely close together. I chose the end spot in the front with no shade. It is also near a "pond" which was overgrown and smelled. We had a light, electric hook ups a picnic table and water spout, a trash can and picnic table. There was no fire pit at all. We started to set up and the ground is hard ass rock. It took us awhile to get the tent up. Our neighbors came and they could not get their steaks in at all. My husband helped them and it took about an hour. They finally decided not to even bother with their second tent. We all just sat there afterwards with no fire pit to make s'mores or anything. My kids were hot so we walked to the showers. The showers are all cold water. Only the cabins in the back have access to warm showers which I'm told we could have used but we didn't want to walk that far. The shower/bathroom we used needed a good cleaning. There was muddy footprints all over because the shower head shoots the water outside of the shower. The curtain had smashed bugs all over it so who wants to use that? There was a bee in the toilet so I just covered it and didn't use it. We had brought our own pop up tent/potty but after seeing a frog outside before bed I didn't want to get up to use it in the night. We ended up leaving at 4:30am. I'm sad we left out really nice neighbors without saying goodbye but after an air mattress failure an sleeping on sharp rocks, we were so done.
They won't let you have more than 4 people with two tents. We wanted my sisters family to meet us for the day to do tubing and they said nope. Not unless we spend $150 on a cabana. It's a total joke. I would not recommend this place unless you are paying for glamping or something they provide. There was no band on Friday, maybe they will have one tonight. The convenience shop is nothing but a little truck you can't enter... they just have things to sell. This place needs to be a little more honest about the bring your own tent situation. Oh and one more thing! If you work from home and think you can get away with it here? The answer is NO! The internet was so bad! First of all, the cabanas are practically sitting on top of each other. We had a group next to us and they had way more than the 15 allowable people in their group. Which is fine, but they also had the most loud ethnic music playing. I don't mind some ethnic music but this was blaring to the point where we couldn't even sing Happy birthday to my kid. Plus they also blared it at the water too. You couldnt escape it. They had brought their own grill and were just enjoying it but I definitely think that some of their group floated into the place from up the river. Lol.
That's no biggy, but the other issue was the flies. Holy crap there was flies all around the picnic table and grill. They need some fly traps around the island. The water is rushing and has some deep parts. Plus there's two large fallen trees that are dangerous in the water. I got dragged into them a couple times. Then its all tiny rocks on the shore and in the water, so water shoes are required. The kids enjoyed it but it's such a small patch of water, maybe a 100 yards? And you can't go past this sign which ends their property or you can get swept down stream and have to take your own shuttle back.
Most people brought their own low lawn chairs to sit in the river. We didn't but its not really my thing to just sit in the sun and burn anyway. I love wading and swimming and this water wasn't so much for that.
I will say it was great for the kids. I eventually sat in the water and let my one year old sit on my lap and enjoy it too. He loved it. Our 10 year old and his cousins ranging in ages from 4 to 9 adored the river, except for a few lost sandals. It was a good time.
The upstairs area of the cabana s are kind of a waste of space. They only have barstools and a bar height table in the center. Would be nice if they put their wicker furniture up there. Also the slats between the wood flooring is open so dirt from shoes will fall through on people below.
They may want to get more showers too, the two they have are not adequate for how many people were there.
Anyway, overall I'd go again. The weekend prices are better than Sons Island, I'd bring lawn chairs. I'd bring floats and water socks. I'd maybe try their tubing because I didn't get to do any of their other activities. I didn't see the rope swing. I would also try to get a spot down by the water where I can hear my own damn music. Go for the tubing and don't stay the night unless you book the glamping tents. It was easy for the cabanas and the tubing and that was all great. But I spent about $300 total for tubing, a cabana, and air conditioned tent. Our tent only blew hot air and the power went out every hour. I had to text workers multiple times and was told it would blow cold air if we gave it time, but it had been on for 3 hours. It made for miserable sleeping conditions. I've also never been somewhere where the porta potties were cleaner than the bathrooms. Dirty and no toilet paper. Go for the tubing and don't stay the night.

I made a reservation for my husband's birthday. I received detailed emails, reminders, and waiver links. Although it was a busy weekend, the staff were polite and attentive to my group. I'll definitely be going back next summer.

Did one night of Glamping and it was awesome! Very clean and comfortable. The staff was always nice and helpful. Float was about two hours long, we did kayak and tubes! They also had ice, charcoal, even the water proof bag for your phone!, etc to buy.
